Construction of a three-storey building on old tidal mud flats was among challenges successfully negotiated by main contractor Hugh J. O’Boyle LTD in this prestigious £7.5m project creating a high-quality dementia and residential home…

Downpatrick-based Hugh J. O’Boyle Ltd was contracted by Dunluce Healthcare to deliver a high-spec, fully furnished and serviced nursing home with a contract value of £7.5m.

The established main contractor has an excellent reputation for completing high-quality construction projects servicing a wide range of public and private clients throughout the UK and Ireland.

With extensive experience in the housing, industrial, education, health, historical buildings and community sectors, the company has successfully completed schemes ranging in value from £50,000 to £12m. This 80-bed care home facilitates residential, nursing, dementia, respite and palliative care.

Works to The Peninsula Care Home in Newtownards involved installation of a band drainage system, piling, construction of ground beams, a mixture of precast and poured floor slabs, external facades constructed in brick or rendered block, curtain walling and PVC windows. Internal walls were a mixture of block and dry-lined plaster.

Internal works included first- and second-fix joinery, floor and wall finishings, installation of kitchen and laundry facilities to cater for 80 residents, full mechanical and electrical installation complete with nurse call systems, and internal fit-out with soft and hard furnishings.

The external package consisted of paved walkways, gazebos, a landscaped garden, water features and access to roads.

The aim of the build was to achieve a home-from-home feel for residents in this dementia and residential home across its fully-furnished bedrooms, communal TV rooms and facilities for private dining.

With more than 70 years of experience in successfully delivering projects, Hugh J. O’Boyle tackled any challenges head on in conjunction with its design team, sub-contractors and long-established supply chains.

The greatest challenge associated with this project was the construction of an impressive three-storey building on old tidal mud flats located beside the Castlebawn Road.

The main contractor worked through the designs and specifications with civil and structural engineer Thompson Barr and ground engineer Quinn Piling, installing a band drainage system across the site, which was surcharged with a deep hardcore mat to compress the ground and drain the site.

This slow process was monitored monthly to record settlement of the ground and, as it was stabilising, the team could commence piling and ground beam operations and construction. This installation of the band drainage system was a first for Hugh J. O’Boyle, with its simplicity of install effective and successful.

Delivered with a design team including OMNI Architects, project manager WH Stephens, Thompson Barr, mechanical engineer FM Stewart and interior designer Jonathon Stewart, The Peninsula encapsulates a first-class build from breaking ground to handing over.

Providing an exceptional level of finishes and detailing, Hugh J. O’Boyle took great pride in delivering it to Dunluce Healthcare, not just as a residential home for the elderly and those with dementia but as a family home.
