P&K McKaigue Ltd successfully handed over a 90-unit apartment development for the luxury rental market on the site of fire-damaged Knocknagoney flats.

P&K McKaigue oversaw the demolition of the existing block of maisonettes. The site was piled and a substantial, 100m long, 5m high dry-stack retaining wall was constructed to retain the natural topography of the site. All associated roadworks, site works and extensive landscaping were carried out in full compliance with planners’ demands.

Each of the three blocks of 30 apartments was traditional masonry built with a mix of brick, render and zinc facades, with large sections of glazed curtain walling and glazed feature balconies. The fully fitted-out turnkey apartments include 1-bed, 2-bed and 3-bed units, with two penthouse apartments per block – six in total.

Location and lack of on-site storage space was a challenge, admitted Johnny McKaigue, Commercial Director. “Situated on a busy junction between the motorway and the Hollywood Road, there was only one entrance and exit from the site,” said Johnny. “Traffic management was a major priority in order to facilitate smooth, safe deliveries of materials and site traffic.

The apartments were handed over in three phases in September, October and November 2022, following a 104-week contract period. 

“To get 90 apartments delivered to full turnkey finish within that timeframe was a challenge,” said Johnny. “It required onsite quality checks and quality assurance to make sure they were at the expected level, and the cooperation of subcontractors to achieve that turnkey finish and quality was vital.”
