Kelly Brothers’ River Lodge development delivers high class living in the Mournes…
River Lodge is the latest residential development completed by developer and main contractor Kelly Brothers of Warrenpoint.
Situated on the Castlewellan Road, Hilltown in Co. Down, River Lodge offers a range of 12 stylish detached and semi-detached homes finished to an exceptionally high standard, which provide perfect family accommodation. MDF Architecture was lead designer on the project with Sheehy Consulting acting as scheme engineer.
All the dwellings are of timber frame construction, which has significantly shortened the construction period as Sean Cunningham Contracts Manager commented. “We broke ground in January this year and we’re due to complete in November.” The external cladding is rendered block work and stone panelling.
Kelly Brothers knew the site, had challenging ground conditions. “We had to dig in excess of 2.5m deep trench foundations. We opted for concrete trench fill instead of piling as it was the faster option.”
Located close to a flood plain there was also a high attenuation requirement, with a storm attenuation system installed on site to facilitate this.
With no gas infrastructure in the area, oil-fired central heating systems were installed in the dwellings along with multi-fuel stoves. “We installed high spec insulation to all the dwellings to achieve a very high EPC level so these really are very energy efficient homes,” said Sean.
He added, “We are delighted that all the properties were sold off plan and have been completed to such a high standard in today’s very challenging supply chain conditions that the industry is having to deal with.”
