Entering the modern workspace

Located in the commercial heart of Belfast, 35-47 Donegall Place, this building used to house a bank and has been part of the city landscape for over 50 years. Known commercially as 35DP, the five-storey building expands to over 82,000 square feet and is comprised of both office and retail space, part of which has been the home to Boots since the 70s.

Back in 2017, the architect obtained planning approval to extend and refurbish the building and upgrade lobby areas, shop fronts and façades, including the main entrance. Looking to install an EN16005-compliant manual activated revolving door with an integrated air curtain, the main contractor, Graham Construction, got in touch with FAAC Entrance Solutions to submit their proposal for this project.  

One of two entrances to the building, the East façade and its double-height foyer have been designed for staff and visitors’ use, therefore demanding a high standard specification finish throughout. Careful thought was put into every single detail to create an inviting and contemporary space, including a convenient coffee kiosk to complement the workplace offering. 

A welcoming new entrance

FAAC, the sole supplier of ASSA ABLOY automatic pedestrian doors in the UK, presented the RD100 3-wing revolving door as the best product for this entrance. It is not only a more cost-effective solution; as a power-assisted automatic door rather than a manual one, it also provides a safer and more user-friendly entrance and better value overall. 

With built-in LED lighting and finished in Matt Graphite Grey, the new door is now part of the modern and welcoming new entrance of 35DP. Additionally, the installation of the revolving door will contribute to the efficiency of the building, helping maintain a stable temperature in the lobby. 

The newly refurbished city building was recently purchased by investment and development company Wirefox, which saw an opportunity to acquire the best-in-class office space as part of its mission to add key commercial property assets in prime locations to its portfolio.

The number of planning approvals granted in 2022 for new developments and refurbishments demonstrate that the city of Belfast is seeing a rise in backing from investors, all contributing to the continuous creation of thriving commercial, leisure and residential spaces.
